Multi-family landscaping
Shared grounds that always look tended
Multi-family property is different from a house, and not only because there is more of it. Nobody living there owns the front lawn, so nobody living there fixes it. The entrance, the islands, the walks between buildings, and the strip along the dumpster enclosure are all somebody else's job, which in practice means yours. When the grounds slip, you hear about it from residents first and from prospects who never call back second.
DLC Professional Landscape Management handles that on a weekly schedule. The property gets a day, the same crew works it, and the mowing, trimming, edging, bed care, and blow off all happen in one visit rather than being chased one complaint at a time. We run this work for apartment communities, condo associations, and homeowner associations across the Chicagoland area out of our shop in Posen.

What does multi-family landscaping include?
The weekly visit covers everything a resident walks past: turf mowed and striped, string trimming around buildings, posts, fences, and mailbox clusters, edges cut along the drives and walks, and the whole site blown off so there are no clippings tracked into a lobby. On top of that the common area beds get worked on a rotation, with weeding, edging, and shrub trimming, and the entrance beds get the most attention because that is the first thing anyone sees. Seasonal clean ups, fertilizer and weed control, and winter service round out the year. It is the same crew and the same standard we bring to every property as a landscaper in Posen, just scaled to a site with a hundred front doors instead of one.
Who takes care of the common areas and the irrigated turf?
We do, and on a multi-family site the common areas are most of the property. Entrances, islands, retention pond banks, courtyards, playground surrounds, and the turf between buildings all get worked on the same weekly pass, which is what stops one neglected corner from dragging down the whole address. Irrigated turf needs a little coordination, since watering habits and mowing height have to line up or you get shallow roots and disease in the same season. University of Illinois Extension explains the trade-offs well in its guide to watering your lawn, including why deep and infrequent beats a light sprinkle every day. We mow to a height that suits how your system actually runs and tell you when the schedule is working against the grass.

Call (708) 304-8211Do you cover commercial buildings for the same owner?
Often, and it is usually the reason a manager calls us in the first place. Owners and management companies rarely hold just apartments. There is a strip center, an office building, or a warehouse in the portfolio too, and running a different vendor at every address means a different standard and a different invoice at each one. We take those on the same weekly footing through our commercial landscaping service, so one company, one crew standard, and one point of contact covers the whole list. It also makes winter simpler, because the properties are already mapped before the first storm rather than being figured out in the dark.
How does scheduling work for a board or a property manager?
Your property gets a set day and a set crew, and the crew stays on it, which matters more on multi-family than anywhere else because the guys learn where the sprinkler heads are, which gate sticks, and where residents park so the trailer is not blocking anyone in. You do not need to call us out for each visit or approve anything week to week. If the board wants extra work, mulch refreshed before an annual meeting or shrubs cut back before photos go up, we quote it and schedule it around the route. And when you call, a real person picks up in the office Monday through Friday instead of a voicemail box. Call and we will come walk the property and put a free, no-obligation number in front of you.

Straight answers to landscaping questions
Do you work with condo and homeowner associations?
Yes. We service condo associations, homeowner associations, and apartment communities. We are happy to come to a board meeting, walk the grounds with you, and put the scope in writing before anything is agreed.
How much does multi-family landscaping cost?
It comes down to how much turf and bed area the site has and how much detail the common areas need. We walk the property, then give you a free estimate with no obligation attached.
Can you handle snow for the property too?
Yes. We plow drives and parking areas, clear the sidewalks and building entrances, and put down ice prevention. Winter work is contracted in the fall, so ask about it well before the first storm.
Is it the same crew at our property each week?
Yes. Multi-family sites go on a set route day with the same crew, so they learn the layout, the sprinkler heads, and the parking patterns instead of relearning the place every visit.
Do residents need to move cars or be home?
No. We work around parked cars and normal resident traffic. If a section needs vehicles moved for something bigger, we give the office notice well ahead so you can post it for residents.
What if the board wants extra work during the season?
Just call the office. Mulch refreshes, shrub cutbacks, seasonal color, and bed repairs get quoted separately and scheduled around your regular route day, usually within the same couple of weeks.
